When You Find A Property
When you have seen the property you are interested in renting, all occupiers/ guarantors over the age of 18 will need to submit a formal application on our website (see section above). Once applications are approved by the landlord, a holding deposit of 1 weeks’ rent will be paid to the agent. This will either be withheld if references fail due to any adverse information not being declared, or will be deducted from your first months’ rent if references are passed. References include credit checks, current employment details, previous Landlord/Letting Agents references, and ID verification. Once all passed, a security deposit of 5 weeks' rent will need to be paid to the agent, and will be held by a Government Protection Scheme.
Proof Of ID
Identification documentation and proof of current residency must be provided for each adult wishing to live within the property. Landlords and Letting Agents are obliged to carry out Right to Rent checks to determine the immigration status of all prospective adult tenants before the start of a tenancy.
